SINGLE-FAMILY RESIDENTIAL ARCHITECTURE

The renovation of this single-family residence was entirely within the foot print of the existing building. The kitchen was demolished and re-built, the master bathroom was demolished and re-built, interior partitions were moved to create more efficient spaces, the building systems were replaced and all interior surfaces were refinished.

The renovation addressed a series of issues the prevented the house from meeting the current market expectations and the requirements of the Owner. The budget was determined through careful study of the surrounding area. Comparing the sale price of the property to the potential sale price with the proposed improvements set the budget for the project... which, in turn, set the scope of work for the project.

Replacing the building systems and addressing the problems with the exterior of the house were key components of the design strategy. The electical and mechanical systems had reached the end of their life cycles. Much of the wood on the exterior of the house was rotten and allowing water to enter the house.

Though it would have been possible to refinish the interior surfaces, this strategy would have ultimately been a waste of time and expense because the other more fundamental issues would have continued to worsen to the point that they would have posed a life safety risk to the occupants of the house.

The new materials and building systems are engineered to enjoy longer life cycles with less maintenance than the existing materials they replaced. In addition, several upgrades to the existing building systems will make them more efficient to operate so the Owner will enjoy a more comfortable environment at a lower monthly expense.
