SINGLE-FAMILY RESIDENTIAL ARCHITECTURE
The renovation and addition to this single-family residence added square footage to the family room, a new laundry room, a new exterior covered porch, a new exterior enclosed porch, and a new bay in the garage.
There were two principal goals in the renovation and addition to this house. The first goal was to improve the functionality of the house by adding some much needed space that improved the flow in existing rooms and added new rooms to move some functions into their own spaces. Moving the back wall of the house out six feet added additional space in the living area that changed the seating in the room and made the traffic pattern much more accommodating. The addition of a laundry room created a collection point for all the laundry and related equipment in the home. The addition of a separate bay in the garage created a space for renovating cars. Each of these spaces improved the function of the house by creating unique spaces for unique functions.
The second goal of the renovation and addition to the house was to be sure that the new work was indiscernible from the existing work. This added value to the house rather than compromising the strong architectural features. There were a number of decisions informed by this goal. The roof of the wing containing the kitchen, breakfast room and garage was completely removed so it could be re-roofed. The result of this exercise is a roofline that looks original to the house. The alternative, deemed unacceptable, was to keep the existing roof and frame the new roof structure to the existing roof.
While this latter solution would have shortened the project schedule and reduced cost, it would have also left the home owners with a conspicuous flat spot on their roof. This change in the roof line would reduce the property value of the house and advertise the renovation|addition to anyone who passed by the home. (It would have also created some potential maintenance and waterproofing issues.)
Both of the stated goals were met and the owners now have a home adapted to their needs. The design is also mindful of the value of the adjacent properties. The owners should be able to recoup their investment in the renovation|addition, particularly as property values in their neighborhood continue to increase.
